Nevada Trails

Palo Verde, Acacia and Mesquite the three neighborhoods that will come up as part of the master-planned community called the Nevada Trails. The community will include parks, hiking trails and a elementary school.

Palms Place

Palms hotel casinos are planning to go vertical with yet another 52-story condominium hotel and spa. The project called the Palms Place will have 599 condominiums. The construction is schedule to begin in 2006, but celebrities, major recording artists, prominent sports figures and actors already booked most of the residences in the Palms Place. The residents of the Palms Place will have 24-hour access to the amenities at the Palms via an enclosed, elevated moving walkway. To create an exclusive environment the Palms Place will have only one tower.

The fully furnished condominium will range from 600 to 7,000 square feet with price ranging from $500,000 to $7 million. The new development will have private entryway, valet parking and 50,000 square feet swimming pool and spa many more unique amenities. After the expansion the Palms will have 1,366 rooms in three towers. Palms opened their first 42-story, 420 rooms hotel-casino in 2001 followed by 40-story, 347 room hotel tower, which still under construction.

Downward Trend In Housing Prices

Housing prices saw a downward trend in October and there are more than 12,000 homes in the market. Condo conversions are one of the reasons behind this downward trend. Last month one-third of the new home sales were condo conversions. The median price of resale homes in October was $285,000, which is $5,000 less than the previous month. Many attribute this downward trend to the housing bubble. A housing bubble is created when the supply exceeds the demand, which is not the case in Las Vegas. Drop in the housing market can prove advantageous to those who want to purchase house during this period. These slight dips in home prices were the first for the valley homeowners in almost two years. As the mortgages rates continue to rise, it is making the process of buying a house more difficult. The number of houses for sale in more than double than what it was six months back.
