Nigro Developments $15 million Project

Nigro Developments are coming up with a new $15 million project at 3245 St. Rose Parkway in Henderson. The four-story, 139 room facility, 75,000 square foot Hampton Inn & Suites is expected to open by the end of 2006. The project will supply the much needed hotel rooms and retail space to the growing area near Henderson Executive Airport and St. Rose Dominican Hospital’s Siena campus. There are more than 90,000 cars, driving through the St. Rose Parkway and Seven Hills Drive and these people will be profited by this development. At the entrance of the 1,300-acre master planned community there will be $25 million mixed use development called The Place At Seven Hills.

The project will also have 17,000 square feet of single level retail space and a restaurant pad. The master planned development’s wood framed, stucco and glass structure are taken care by the Nigro constructions. Mixed-use commercial developments are best suited for the Henderson area.

Mazzini , Tuscany Residential Village

Mazzini is a new neighborhood at Tuscany Residential Village in Henderson. Home buyers are enthusiastic about this guard-gated golf course community. The village will comprise seven separate subdivisions and about 2,000 homes.

Rhodes Homes recently began sales at Mazzini, a new neighborhood in the Tuscany Residential Village in Henderson. According to the builders the Montebello and La Piazza neighborhoods are particularly popular among the buyers. Mazzini has incorporated some of the best features of the other neighborhoods by the same builder.

Future of Condo-Towers In Las Vegas

If the slight dip in real estate market is any indication of future market trend then many of the planned luxury condo towers projects may not be built as planned. Real estate experts feel that roughly about 80 percent to 50 percent of the condo projects may never take off.

Projects with big names to go with them like Trump Tower and Ivana Tower will still go ahead with out any hitches and others like the Allure condo-hotel tower project will also get built. This is mainly because these projects have a strong financial backing or have secured their financing before proceeding with construction unlike others who got in merely for speculative reasons.

Other projects are likely to fail as they do not understand the local Las Vegas real estate market and its dynamics. Still others only got in because of the boom in the Las Vegas market and have no experience in the construction or real estate business. Still others will fail to take off because of the location. In a boom market these things might have been glossed over but as the market slows down reality will begin to set in and buyers, developers and the rest will see the projects for what they are worth.

Still other experts feel that even if the real estate market bounces back continues it upward trend many of these projects may not see the light of the day because of the fundamental flaws of bad location, no firm financing plan and lack of local market knowledge.

Hurricane Katrina Effects Felt In Nevada

In order to pay for the increased costs due to hurricane Katrina the Nevada senator has introduced a bill to cut down more than $46 million from federal funding. More than seven road projects would be affected due to this including the $296.4 billion highway-spending bill approved by president Bush. The bill also calls for 5% cut in federal spending next year.

The cut would stop salary raise for the federal employees and the benefits from Medicare could be delayed for next two years. The Las Vegas Valley road projects that would suffer a setback are – $ 10 million each for the construction of Las Vegas Beltway interchange involving I-15 and U.S Highway 95, $6.4 million for widening Rainbow Boulevard to Kyle Canyon, The Regional Transportation of Southern Nevada FAST system would lose $5 million assigned to it for monitoring equipment, traffic camera and smart signs, Boulder Highway Bus Rapid Transit System would lose $1.7 million, that would be utilized to purchase vehicles and other related equipments.

No Sign Of Housing Bubble In Las Vegas

Housing bubble that is being much talked about cannot be seen in Las Vegas real estate market because of its high job growth and increasing number of visitors each year. The median price of new homes has shown an increase of 6.7% since last year while the existing homes showed an increase of 14%. The median new home price in September was $297,999 and that of the existing home was $285,000. Las Vegas is still considered as the first choice by the people looking for good deal on homes. The highland price along the strip is due to the billion dollar developments like the South Coast casino. The mixed-use development along the Beltway the Durango Drive will also be as successful as the Strip. The development is moving back towards the core of the downtown where the density is already high. New home permits has fallen down by 1000, and has reached to 1,121 in September. Investor buyers will think before taking the plunge due the increase in mortgages rates.

Help for low-income families to reduce their energy costs

Low-income families in Nevada can take advantage of the Nevada Department of Business & Industry Housing Division’s Weatherization Program to lower their energy bills. The Department helps these families in making their homes more energy efficient and also to meet health and safety norms.

A department representative will inspect the home and recommend suitable changes to make the homes more energy efficient. Later workers will make the required changes. This help is provided free of charge to renters/homeowners whose annual incomes are lower than $14,355 for a one-person household; $19,245 for two people; $24,135 for three people; $29,025 for four people; $33,915 for five people; and $38,805 for six people.

The funds for this program come from the Housing Division’s Low Income Housing Trust Fund and the Fund for Energy Assistance and Conservation. More than 5,100 low-income households in Nevada have benefited from this program during the past four years.
