Exciting new project on Harmon Avenue

A new hotel, condo tower and casino complex is planned for Harmon Avenue east of the Strip. It will be located close to the Koval lane and is a joint venture big name like actor George Clooney, investor Randy Gerber, Related Las Vegas and Central Properties.

Named the Las Ramblas, the 3 billion complex will include 11 towers with luxury hotels, condos, stand alone bungalow units, and condo-hotel - new concept taking over Las Vegas. When completed the complex is planned to include 300 hotel units, 2,764 condo units, 1,326 condo-hotel units and 19 bungalows. The host of amenities for the residents and visitors will include spas, health clubs, restaurants, shopping, nightclubs and casino spread over 25 acres. An open air promenade for pedestrians will complete the picture.

Residents can utilize the complimentary covered valet parking, a doorman, 24-hour concierge and 24-hour security services and will have access to spa and fitness center, as well as locker rooms with steam, sauna and whirlpool.

Prices are set to start at $600,000s and go up to several million dollars. The condos will offer one, two and three bedroom homes with as many baths. All homes will have balconies. The condo-hotel units will feature studio units apart from one, two, three bedroom plans.

Boca Raton amenities draw buyer

Public Housing Project

A new housing complex ex expected to come up on the former Ernie Cragin Annex 3, which housed 54 housing units, built in 1970. The constructed on the new project is expected to begin March, 2006 and is expected to be completed in 2007.

The project will come up on 8.13 acres of land, located at East Charleston Boulevard and Honolulu Street. To be constructed with the help of $8 million from federal funds, $7.5 million from tax credits and $1 million from housing authority reserve fund.

The new ones homes will replace the old units which were neither energy efficient nor modern and were in dire need of repairs. One more advantage with the new plan is that there will be place for increased number of units and many recreational facilities for the families. It will have multi-family duplexes with attached garages.

Apart from senior citizens there are more than 500 families waiting for public housing. Continued growth in Las Vegas and the increasing demand for public housing is set only to increase in the coming years.

Ivana Towers

Ivana Las Vegas is located on the northeast corner of the Sahara Avenue and the Strip. It’s Brand name and its design has created flutter among the people but many real estate analyst have doubts about the viability of the project due its location. As the location does not have any new developments at present, people have to be convinced about the positive aspect of the project and the location in order to make them purchase these units.

Ivana, Trump’s former wife believes that the site of Ivana Las Vegas is the best and the tower will dominate the skyline of Las Vegas because there won’t be any high–rise project next to this project because of its proximity to the McCarran International Airport. Booming Condo Market

Las Vegas has seen an upsurge in the value of condo has been seen since 2001. The median price of single family home was comparatively lesser than the condo. The median price of the single home in June this year was $218,600 while a condo sold at $223,500.the appreciated value of the condo for the period 2001-2004 was 57% while that of the traditional homes was only 25%.

Smaller cities like Omaha, neb, Minneapolis are also experiencing the condo boom. Single parent, divorcees, and single professional consider condo living luxurious as well as convenient when compared to the traditional house with the lawn. In order to make money through the condo boom people are speculatively buying condos, which in turn increases the price of these condos. Economic principles are not strong enough to support this sudden increase in the prices.

In the past five years, constructions on about 802,000 condos were started around the country. Construction of 270,000 condos was started this year and in 2006 an estimated 255,000-condos will be constructed.

Flipping Condos

Real estate investors are into condo flipping in Las Vegas. Condo flipping can become a pitfall for them if they don’t consider all the financial liabilities and tax payments that come along with the real estate investment. They look up to condo flipping for the long-term capital gains, forgetting the cost involved in the buying, refurbishing and selling the condos. They predict tax of 15% or less on the investment, which is not the case.

In Las Vegas more than 6000 apartments are being converted into condos and about 40,000 mid-rise and high-rise luxury condos are coming up. Las Vegas is considered as one of the emerging condo market in the world. There was an increase of $10,000 in the median price of the houses in July 2005. The high-rise units, which were earlier priced at $200,000, were being sold for $500,000 now. Celebrities who lend their name to many Las Vegas condo projects are given condos, which they could sell at a later stage.

Painted Desert Homes is located in northwest Las Vegas off the Ann Road and Interstate-95. It’s about 25 minutes northwest of the Las Vegas Strip.
